Effective June 1, 2010, we are announcing two service benefits offered by Grant Promoter as follows: 

1)  We are adding real property such as single family dwellings, commercial buildings and apartment buildings to our list of benefits; and

2) we are lowering our service fees. 

This means, your nonprofit tax-exempt 501(c)3 organization can acquire real property to use as your facility, to house members of your staff or even homeless people, use as transitional housing programs, helping foster children and foster parents, and help emancipated foster children, run-aways, drug abusers,  with housing, food, clothing, job training, etc. 

The properties can be obtained without cost to your organization, however, there may be some annual fees for special taxes such as street lighting, etc. Additional expenses such as utilities including electricity, gas, water, trash pick-up, telephone and internet connectivity are to be expected.  For these above reasons, we suggest you hire a real-estate broker, even though there ARE NO pre-qualifications for a loan, NO sales price, NO selling fees or charges, NO rent to pay, NO lease payments and NO exchange of money from your organization to a prior property owner in these transactions.   

Once you have an executed agreement with us, we will give you the details such as where the real property is located, the condition of the real property, the square footage, etc.

Obviously, for you experienced brokers, you know there are hidden costs such as mechanic's liens and other special taxes, plus latent defects in the properties that sometimes are not revealed until a new property owner enters escrow and sometimes after escrow closes. 

We have remedies for these inherent situations to reduce unexpected costs associated with these and other important factors.

Whether  your organization just started in your house or apartment, or you have an existing facility, you may now obtain additional properties to run your operations or help people who need a place to live and work.

This program will have a positive impact upon homeless people, because these properties can be offered at no rent, or at reduced rent levels approved by HUD for low-income individuals and families.

Regarding our fees, we are lowering our fees to  a flat 3% of the grant awards we help your organization obtain through our agreement.  This places our service fee among the lowest in the nation, considering the national average fee paid to commercial and professional fund raisers is 52% of the grant award.
