HOUSING PROGRAMS:
In collaboration with government affiliated real estate brokers and nonprofit organization, your nonprofit
organization may obtain from a selection of 500 properties on a monthly basis to purchase at 63% of
the appraised value.
Your nonprofit and tax-exempt organization will qualify for property tax exemption when you obtain
1-100 or more houses. Before you actually purchase these properties, Grant Promoter will assist you
obtain funding to purchase them. Your organization will place $100K in trust to bid for the houses your
organization will select from. Some houses may have minor encumbrances that your grant funding will
cover.
Once the deed of trust are transferred to your organization's name, and you have filed for property
tax exemption, and the encumbrances have been paid or an inspector has cleared any safety issue, your
organization will owe nothing to anyone. This means when you create one of the below programs, any
and all rents collected belong to your organization to guarantee your CEO monthly salary of $14,901.00
if your organization is based in California. The rents your organization collects could be from $700.00 to
$1,500.00 which may be 20% to 25% of the tenant's monthly income.
Houses may be pre-selected by zip code and you may inspect the houses prior to actual purchase. In the
negotiation process, you may bring your own real-estate broker and or attorney and other board members.
HOUSING PURPOSE Programs:
1. Housing for Veterans of American Wars (who may be low-income or homeless.) Including food,
clothes, furniture transportation job training, psychiatrist, nurse, care-taker, social worker to help rejoin
Veteran with wife and family.
2. Housing for Battered women, including food, clothes, furniture, transportation, job training, psychiatrist, nurse.
3. Low-Income individuals and families, including food, clothes, furniture and transportation.
4. Housing for people with disabilities (including handrails, lift, ramp, and any other access to backyard and
garage, and transportation with or without driver.)
5. Housing for Low-Income adults desiring to raise a Foster Child from the County of Los Angeles,
(including food, clothes, furniture)
6. Housing for Elderly (including nurse, doctor, care-taker)
7. Housing for felons re-entering society (also, anger management course, job training)
8. Housing for individuals and families displaced by foreclosure.
9. Housing for individuals and families displaced by disaster from any state.
10. Housing for foreigners unable to return to their homeland to escape retaliation and death.
